Postoje li dugoro\u010dni planovi za cijelo podru\u010dje oko zemlji\u0161ta?<\/h2>\n<p>Zamislite situaciju u kojoj kupite zemlji\u0161te, izgradite ku\u0107u, a u me\u0111uvremenu saznate da \u0107e se u blizini vas graditi \u0161oping centar ili autobusni kolodvor. Je li zemlji\u0161te prohodno i dostupno?<\/h2>\n<p>Postoje dva naj\u010de\u0161\u0107a na\u010dina za pristup ve\u0107ini zemlji\u0161ta, glavnom cestom ili kori\u0161tenjem pristupnog puta. Glavna cesta je lokalna cesta koja pru\u017ea direktni pristup nekretnini.<\/p>\n<p>&nbsp;<\/p>\n<p>Pristupni put, s druge strane prelazi preko samog zemlji\u0161ta. U najvi\u0161e slu\u010dajeva takvi putevi zahtijevaju partnerski odnos izme\u0111u vlasnika dviju parcela. \u0160to u\u010diniti u situaciji ako zemlji\u0161te koje vas zanima nema direktan pristupni put?<\/p>\n<p>&nbsp;<\/p>\n<p>Vlasnici nekretnina za dolazak na svoju nekretninu mogu koristiti pravo na slu\u017enost prolaza ili nu\u017eni prolaz preko susjedne nekretnine drugog vlasnika. Slu\u017enost i nu\u017eni prolaz se osnivaju u situaciji kad ne postoji drugi na\u010din prilaza na nekretninu. <strong>Slu\u017enost prolaza<\/strong> je pravo vlasnika odre\u0111ene nekretnine da se za potrebe te nekretnine na odre\u0111eni na\u010din slu\u017ei ne\u010dijom nekretninom, a vlasnik poslu\u017ene nekretnine to mora trpjeti ili mora propu\u0161tati odre\u0111ene radnje na svojoj nekretnini koje bi ina\u010de imao pravo \u010diniti.<\/p>\n<p>&nbsp;<\/p>\n<p>Slu\u017enost se mo\u017ee osnivati pravnim poslom na na\u010din da stranke odre\u0111uju svojom voljom ili u sporazumu opseg i druga prava i obveze u vezi sa stjecateljem i ostvarivanjem prava. Ima li zemlji\u0161te priklju\u010dak za struju i vodu?<\/h2>\n<p>U Hrvatskoj mnoge zemlji\u0161ne \u010destice imaju pristojne kanalizacijske sustave (ili septi\u010dke jame), priklju\u010dke za vodu, struju i dostupnost Wi-Fi mre\u017ee.
