Naknada za usluge agencije za nekretnine<\/strong><\/h2>\n<p>Ako prodajete nekretninu putem agencije za promet nekretninama, kao prodava\u010d odgovorni ste za pokrivanje tro\u0161kova provizije. To je obi\u010dno 2-3% od prodajne cijene nekretnine + PDV. Ova naknada se pla\u0107a po zav\u0161etku procesa kupoprodaje.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<h2>3. Porezne implikacije<\/h2>\n<p>Ako namjeravate prodati nekretninu u roku od 3 godine od trenutka kada ste kupili tu nekretninu, a pritom ostvarite dobit, morat \u0107ete platiti porez na razliku izme\u0111u vrijednosti nekretnine na datum kada ste ga kupili i prodajnu vrijednost &#8211; dakle dobit. Potvrde o energetskoj u\u010dinkovitosti nekretnine<\/h2>\n<p>U Hrvatskoj ne mo\u017eete iznajmiti ili prodati nekretninu bez energetskog certifikata. Obavezno morate provjeriti ima li ga va\u0161a nekretnina. Energetski certifikat za zgradu vrijedit \u0107e 10 godina. Cijena da biste je zapravo dobili za svoju imovinu varirat \u0107e ovisno o veli\u010dini va\u0161eg doma.
